Two numbers the dead money line skips.
Same one crore flat. Rent it, or put twenty percent down and borrow the rest. Illustrative, loan and rent rates as of mid 2026.
| The same one crore flat |
Rent it |
Buy it |
| Cost per month . year one | 29167 | 69426 |
| Of that, interest to the bank | none | 81% |
| Cash needed up front | one deposit | 28 lakh |
| Yearly cost as % of price | 3.5% | 8.5% |
The rent is the smaller number, and it stays the smaller number. That is not the comparison. The real one is what the renter does with the gap. The 28 lakh up front, plus the monthly difference, invested instead. The down payment alone, Rs 20 lakh compounding at 11 percent, is Rs 1.6 crore in twenty years. That is the cost of the walls nobody prints on the brochure.
